- Description: Concendo Mansion is a landscaled version of sinclair mansion located north of ardougne east of/in the farmland
The Grounds
- Fence
-- The fence should be made of stone to match the color of the carriage ordered earlier
--The fence is to stay as is with the exception of a blurite gate with the concendo seal on it.
-West side of walkway
-- the fenced in area in the bottom is to be outfitted to hold the two horses ordered previously as well as the occasional visitors animals.
-East side of walkway
-- a magic tree planted where the willow currently is *seed included with order*
-- The benches should be made of a light near white colored wood.
-- stone fountain should be removed. From the north side of the fountain down to the walkway is to be sand 6 feet deep.
-- From the walkway to the fence is to be a descending slope of sand so that at the bottom of the slope it is only 1 foot deep. An enchantment will then be placed over it by one of our men as it is to serve as a private "beach"
-- the fence with the guard dog is to be changed to a stone "barn" with wooden doors with a gold trimmed lock
The mansion
-The ground level
--the ground floor will be left as is with the exception of gilded mahogany furniture and gold trimmed blue sheets.
--the dining room table will be mahogany with blue tablecloth
-- the shields should show the concendo seal
-The Second floor
--the south west room is to have a four poster would against the west wall. with various furniture throughout including a desk against the east wall
--the south east room is to be the same as the west room with opposite directions
--the library will have a few chairs around a small table in the southwest corner with a desk near the north wall
--the north east room and north west room will be turned into iron vaults with both a combination lock and magical locks to be added by us.

Colour Schemes
The stone is to match the wood of the Concendo II
Wood is to be light/white again matching the Concendo II
All furniture will be mahogany, and gilded
All sheets/cloth items are blue and gold trim

I believe the land to be the land east of the farmhouse, west of the legends guild, south of the sorcerers tower, and just north of the mines. The estate will face south towards the mine and I would like a "paved" road leading from it to the road that leads into Ardougne. I would like the road made to go between the mines and the city fence/wall and to meet up with the road (connecting the city and the legends guild) just south of the mines.
Avery enterprises is entitled to any of the lumber acquired in the process of clearing the land if that effects price.
