are we able to unlock the benefits of multiple houses with enough work or are you bound to one? if so, can you change houses later? for example, get the new armours first then change over to let's say the blood and soul altar clan?

You gain favour with one house by working for it; you lose favour in the other houses as they see you helping their rival. If you want to get favour with a different house instead, just go and work for it instead.

It seems likely that various pirates and sailors would have come across it before, though they have strong reasons for not sharing info about where they acquired their booty, so that might be why it's not been common knowledge.
