The Castle Continued

Main Floor: Chef Needed.
The Kitchen and dining room are here. The Duchess hosts guests and holds open court in the main dining room. The North hallway is locked used only by the Duchess and upper nobility.

Second Floor:

The Duchess resides on this floor. It is much as it is ingame although two walls have been built to separate the floor from the stairwells. The southern stairwell is used by the non-nobility going to the bank above. These walls are built just beyond the doors to the outside so that the guards are not blocked access. The Second room is vacant and is used currently for dignitaries.

Top Floor:
On this floor in the only Bank in the Duchy. It is used by locals and foreigners alike due to the docks and trade in the city. Part of the larger network of Banks in Gielinor while the bank is protected by the Guard it is not run by the Duchess. Located within the keep it is well secured. (But not FDIC insured)

Lumbridge is a day's ride to the south of the Trading Capital of Gielinor and a day's ride from the gateway to the Kharid. Through her ports come goods and travelers and with that a strong commercial community has been built in the Duchy. Many shops are available for businesses to move into and they are not limited by their current status. In addition to those shops there are many resource opportunities for wealth. Most shopkeepers live above their shops and most farmers live in their farmhouses. (Naturally) Those seeking property should seek out the Duchess.
Bob's Axe Shop: Open
Historically a weapons shop this property could serve any business and has a single bedroom above it.
General Store: Open
Historically a General Store. This could be any merchant business. It has a nice upstairs with a large landing and a side bedroom. This could serve a merchant and his family or perhaps the shop owner and his aid. Or perhaps it's an inn, somewhere for one of Lumbridge's many travelers to spend a night.
Fishing Shop: Open
They sell Fish and Fish accessories. The Second floor has two rooms much like the General Store. Almost as if a lazy architect built one building twice and just flipped it thinking we wouldn't notice.
Western Farmhouse: Open
This farm has Cows, Sheep, and Cabbages as it's principle products. Though it's possible the windmill could fall under it. It also has a small chicken population and onion patch. The home has two main rooms on the bottom floor and a large second floor. This would be offered first to the Viscount but he might wish to take build his own home.

Eastern Farmhouse: Open
This farm is not an agrarian one but rather focuses on livestock. It has a sizeable chicken population and a cow pasture across the road. It also has a quite large Cellar that before the pathway was collapsed, could be used to reach the Lumbridge caves. The house itself has watermill, a large bottom room, upstairs you can find a landing and two side rooms. This house is offered first to the Baron but is available should he pass on it.

Forge: Nadene Macklin
Represents a small industrial operation in otherwise commercial and resource-based Lumbridge.

Windmill: Open
A small barn, Wheatfield, and the windmill could be a profitable operation. You could sleep in the windmill if you're into that. Or sleep in the barn so when your children are asked: "Were you raised in a barn?" The answer is yes.



These resources are the property of the Duchess and all of Lumbridge. They, however, can be accessed with a license from the Duchy.

Mines:
Lumbridge has two mines that offer Tin, Copper, Coal, Mithril, and Adamant.
Fishing:
While the river isn't owned there is ample opportunity for fishing along the river, along the bay, and along the swamp coast.
Timber:
The forests north of the Crater offer high-quality timber and for a particularly industrious individual, the swamp could offer timber as well.

The Following Properties are available for residence. If they become full landscaling is welcome and those properties will be listed here. Otherwise built residences can be mentioned here as well. Residences above merchant shop are listed under the 'Shops and Resources' page. Anyone seeking property should seek out the Duchess.

Swamp: Available
This home could serve anyone though would perhaps be of interest to a mage desiring space or another desiring privacy. Likewise its proximity to the mines could leave it as a desirable option for a miner.
Graveyard Adjacent: Available
This home has a large main room and a single bedroom above. It could serve a knight or its proximity to the docks might be of interest to a wealthy merchant.
Bob's Axe Shop North: Available
Located north of Bob's Axe Shop (surprisingly) is this small home with one bedroom and an entry room.
Roderick's House: Available
While the bottom floor is modest the second floor offers a small bedroom, a landing room, and another adjacent room that could make a study or be used for storage. Its proximity to the river and to town makes it a desirable property. Rumor has it that beneath it is a large cellar. Some even say it can hold a dragon but that's just a myth of course.

Explorer Jack's House: Available
This home has a single bed but is a large space that could be of use to anyone.
Explorer Jack's Attic: Available
The second floor of Explorer Jack's home has a balcony and a large room. It's possible that the two floors belong to different owners though also reasonable that the bottom floor is an office with its owner upstairs.
Thieves Guild Home: Available
Located above the thieves guild this two story home has a modest entry room and the second floor could comfortably fit a small family. Or uncomfortably fit a large one.

The Duchy of Lumbridge is divided into four administrative regions. Lumbridge Proper (1), The Swamps, The Northern Barony (2), and Western County (3). All four of these regions are under the authority of the Duchess but the Barony and Western County are led by The Baron of the North and Viscount of the West respectively. The two bear different titles but have equal responsibility. They are tasked primarily with the safety and security of their land. The Duchess is responsible for the allocation of land to residents.

Touching briefly on power. All Judicial and Executive power is vested in the Duchess. The Viscount, Baron, and any Knights or Lords receive their authority as an extension of her own. The Duchess will hold open court to address the needs of the peasants and working class and when called upon shall meet her nobility.

The Baron and Viscount are allowed to appoint a few peacekeepers but the chief military endeavor of the Duchy is the Duchesses' Castle Guard augmented by the knights who have been granted farms within Lumbridge. Knights and Lords exist within the same political and social tier within the Duchy though a distinction is made based on their contribution to the Duchy. Knights are in large part combatants be they Mages, Archers, or Swordsman while Lord's are their economic counterparts. Primarily wealthy merchants.

Lastly, a priest is appointed by the Duchess of Lumbridge to oversee the Church and its grounds. The Priest exercises no political power and while he may advise the Duchess ultimately serves at her pleasure.
